So Much to Think About

Yesterday morning I drove over to the two-story house and checked the crawlspace, the creek, and stomped around on the wet grass. It all seemed fine to me. There was water in the creek, but not a lot. The crawlspace was just as dry as the other day. The yard seemed firm and not muddy.

There was a small gray cat at the creek taking a drink. This made me very happy. Cats keep snakes away. After reading way too much information about the snakes of NC, I told my Mom I was hoping to live near a crazy cat lady, who's cats would keep all the snakes away. So far I only saw that one cat in our yard, but it made me happy. I think it was a stray because it seemed pretty afraid of me.

It seems like a really nice neighborhood. I wanted a place where I could feel safe walking around at night and I think this is that sort of place. Just outside of the subdivision there is a country club golf course.

It is within the city limits, so we have to pay more taxes than if we were outside of them. But I was looking for city water/city sewer and its harder to find that outside of the city limits. They have trash pick up and they recycle.

The seller's agent told our agent that they would be willing to give us money to get out of our current lease if we gave them a reasonable offer. Tomorrow we are going to talk to our agent about what she thinks a reasonable offer would be.

The horrible bank I was talking about before might end up being our lender afterall. They won't give us the first time homebuyer rate, but they have offered us something that sounds better. The rate is .13 higher than the fthb rate, but we won't have to pay recapture, meaning we can sell it in a few years and not worry about having to share the profit with the IRS. And there is no PMI, so if we don't have exactly 20% we can put down any amount we want and it won't effect the rate. It is 30 year fixed with no points. And the closing costs are about half what they were at other banks. I am just worried that it is too good to be true and there is some catch that we haven't thought to ask about. We do have to attend a class to be part of the program, but thats no big deal. We commited to doing a preapproval which they are going to charge us $200 for whether we get our mortgage from them or not, so I am going to be really mad if something sketchy happens with this loan.
